Updated October 19, 2026. Latest complete-month rate observation: September 2026.
A rental purchase can pencil out right up until the financing quote lands. The average DSCR loan interest rate gives you a reference point for that quote. Whether two offers actually compare comes down to the terms behind them: timing, property, leverage, repayment structure, and upfront charges. This report sticks to recent transaction data and spells out which loans the benchmark covers.
Lightning Docs reported a 7.26% average DSCR loan interest rate for September 2026 across loans in its platform data, up from 7.18% in August. That figure comes from participating platform users and covers September. Use it as a recent market observation when you review a quote, separate from the rate any individual borrower will receive.
We compiled this report from seven Lightning Docs market reports covering monthly pricing, rate distribution, and selected state comparisons, plus its current rate dashboard, using information available as of October 19, 2026. Lightning Docs makes loan-document software for private lenders and doesn't offer loans of its own. Its reports draw on participating platform users. The public summaries don't disclose how many lenders feed each rate calculation, and they don't claim the sample represents the full U.S. market. Every number below comes from this one provider, so the monthly reports aren't independent datasets. This is our compilation of published data; we didn't collect the loan data ourselves.
In this dataset, Lightning Docs defines DSCR loans as 30-year-term loans secured by rental properties. Other lenders structure their DSCR products in their own ways. Its methodology removes loans under $50,000 or over $5,000,000 and rates below 4% or above 20%. The public summaries don't publish the rate average's loan-level weighting, monthly rate-sample counts, or borrower and property characteristics. We report its averages as published, without recomputing them.
Average DSCR Loan Interest Rate: April–September 2026
September's 7.26% is the latest complete month in the dataset. The five months before it give that number context; none of them forecasts the rate on a new application.

Figure 1. Reported monthly average DSCR interest rates in the Lightning Docs sample, April to September 2026. Each point is a published monthly average. The vertical axis starts at 7.0%.
September was the highest of the six monthly averages. The path wasn't a straight climb: July slipped 2 basis points below June before the average rose in August and September. Each figure is an average across that month's loans, and the public data don't separate shifts in loan mix from pricing changes on comparable loans. The series can't tell you how pricing moved for an otherwise identical borrower.
If you're weighing a refinance or a new rental purchase with DSCR financing, treat the average as a reference point next to written terms. The offer's effective date, points, fees, amortization, and prepayment provisions still decide what the loan costs.
DSCR Loan Rate Distribution: September 2026
An average hides the spread. Lightning Docs' September commentary reports three rate categories, and the 7.00%–7.99% band held the largest share.

Most September loans landed in the 6.00%–6.99% and 7.00%–7.99% bands, with 11.1% above 8%. The 6.00%–6.99% share fell from 46.4% in August. The summary doesn't break these bands down by credit score, LTV, DSCR, points, or prepayment terms, so it can't show what any single factor adds to or takes off a rate.
These percentages are shares of loans, separate from borrower counts or loan balances. Lightning Docs applies a user-cohort restriction to its loan-volume slides, and the summary doesn't say whether the rate distribution uses the same base. Multiplying these shares by the report's volume counts would produce category counts the source doesn't support.

Figure 2. Reported July 2026 average DSCR interest rates, Lightning Docs platform data. The all-U.S. benchmark includes the state loans shown.
Florida came in at 7.05%, and California and Texas both at 7.11%, all below the 7.16% platform figure. Borrower profiles, property types, loan structures, and participating lenders vary from state to state, so these gaps don't predict how the same loan would price in another state.
The report doesn't include New York or New Jersey rates. If you're investing in our home market, get a local quote instead of borrowing Florida, California, or Texas pricing. The three states shown are a selection from the report, and they leave most of the country out.
How to Use This DSCR Rate Benchmark
The supported answer is a 7.26% reported platform average for September 2026, read with the sampling limits above. To compare actual offers, you need written terms for the same loan amount, property, term, repayment structure, pricing date, and upfront charges.
Keep the rate and the total borrowing cost apart. When points, fees, or prepayment provisions differ, a lower rate can still cost more. We haven't calculated an APR, monthly payment, savings estimate, or break-even period from the platform average; each of those needs the actual offer terms and payment schedule.
Keep products apart too. A bridge loan rate prices short-term financing, and a long-term rental loan answers a different question. Adding an assumed premium to a bridge benchmark or a conventional mortgage average won't produce a DSCR average. If you're building a rental portfolio, here's how we work with experienced investors.
